Roof Condition Assessment
Commercial roof condition assessments start at $800 and go up to $3500. Depending on the complexity and assess ability of the roof. Send me an email thearizonaroofer@gmail.com with the property address and I will reply with a formal estimate of the cost for that building. This cost is for one building and one access point. Each additional building will be considered a standalone inspection and be billed as such. Each different access point to the same building will be billed at $50 per new access point.
Due Diligence Roof Inspection
Before you commit to a commercial building purchase you should know what the roof condition is and what roofing cost you may be facing. Prices start at $700 and go up $4000 depending on the condition of the roof, the access ability and complexity of the roof. Moisture Scan and Moisture Mapping
Before committing to a roof coating, foam, or overlay, most manufacturers will require you to have a moisture scan conducted. Latent moisture in the roof system can cause all sorts of problems. Pricing starts at $700 and goes up to $4000 depending on the condition of the roof, the access ability and complexity of the roof. This type of work is best performed in the early morning hours or the evening hours. My fees start at $700 and can go up to $4000 depending on the condition of the roof, the access ability and complexity of the roof. Draft Request for Proposal/Bid
I use a set of templates to draft Request for Proposals/Bids, which helps me streamline this process. My flat rate to draft the documents and send them to the bidders is only $800. This also includes answering bidders’ questions and request for clarification. Additional fees may be added if we have to amend the documents in some significant way. Site visits for any purpose are charged as “Quality Assurance Project Observation” below
Quality Assurance Project Observation
I reside on the east side of the valley, for any site visits on the east side I charge a flat rate of $300. For site visits on the west side of the valley I charge a flat rate of $350. This helps me cover the cost of gas and the additional time to travel to the west side of the valley. For site visits outside of the Pheonix valley area send me an email thearizonaroofer@gmail.com with the property address and I will reply with a formal estimate of the cost for that building. If there are multiple buildings on the same site, requiring access individually and additional fee of $50 is added for each new building or access point.
Roof Care and Preventative Maintenance
Roof care and preventative maintenance plans are customized to your specific needs. Pricing starts at $2000 per service visit to $5000 depending on the condition of the roof, the access ability and complexity of the roof. I recommend a minimum of two visits per year to ensure the roofs are always clean and able to provide a long service life.
Residential Realtor Roof Condition Inspections
For sellers I recommend that you have the roof inspected prior to listing it. I recommend that buyers have the roof looked at in addition to their other home inspection efforts. My fee for the east valley is $300 and for the west valley $350
